Pricing intuition

A $1.4M list in Wallingford is a different conversation than a $1.4M list in Sammamish. We have seen both close — and both stall.

Inspector & vendor network

Foundation people who know hillside Seattle. Sewer scopers who know post-war pipe. Stagers who know how a Bellevue executive home should photograph.

Negotiation patterns

Some Eastside listings will counter on inspection credits, some will not. Some Seattle agents respond to escalation clauses, some do not. We know the difference.
