Why we don't charge a percentage

Percentage commissions made sense in 1950. They don't make sense in the Seattle housing market of 2026, where the median home is over $850,000 and good information is no longer scarce.

It scales with price, not work

Selling a $2M home is not 4× the work of selling a $500K home. Our fees scale with the scope of work, not the price of the house.

It rewards fast deals over good deals

A 3% agent makes $30K whether your home sells in a day for $1M or in a month for $1.05M. Their incentive is volume; ours is your outcome.

It punishes you twice

When buying, the seller "pays" but it's baked into the price you finance for 30 years. A flat fee plus rebate gives that money back to you.

"Is this really the same service as a 3% agent?"

Yes — same MLS, same fiduciary duty, same scope of work in our Full and Concierge tiers. The smaller tiers (Free, Essentials) trade scope for price, with everything that's included clearly listed up front.

"How does the buyer rebate actually work?"

Seller offers 2.5–3% to your agent. We take our flat capped fee. The rest is rebated to you at closing — applied to closing costs, principal, or post-close cash (subject to lender rules).

"Will buyer's agents avoid my listing if I lower the buyer-side commission?"

Some might. We'll walk you through what's competitive in your specific market and price band — it's your call, fully informed.

"When do I pay?"

At close, out of proceeds (sellers) or commission (buyers). Nothing upfront. If we don't close, you owe us nothing.
